Why start with the common areas?
In a multi-unit building every flat has its own meter, and rooftop generation from one flat cannot be transferred to another. The cleanest and fastest gain is therefore on the common-area meter: lift, booster pump, shelter ventilation, car park and garden lighting all draw from a single supply.
Common-area consumption is spread across the day, so it overlaps well with generation. That raises the self-consumption ratio and shortens the payback period.
The roof and the ownership question
Under Turkish condominium law the roof is common property, so the installation decision is taken by the owners’ association. The decision should state clearly which meter the system will feed, who is responsible for maintenance, and how the cost is shared.
During the survey we examine the roof’s structural condition, existing insulation and waterproofing, and the electrical panel infrastructure together. If the waterproofing is due for renewal, installing afterwards avoids the cost of removing and refitting the array.
What the residents gain
The gain shows up in the service charge. Because common-area electricity makes up a significant part of it, covering most of that line item directly reduces pressure for increases.
Generation can also be monitored remotely, so the management can share monthly output and savings with residents. Transparency is the answer to the question most often asked about shared investments like this.

Frequently asked questions
Does a solar installation require an owners’ association decision?
Yes. Because the roof is common property under condominium law, the decision is taken by the owners’ association. The resolution should state which meter the system feeds, how the cost is shared, and who is responsible for maintenance.
Can the electricity generated be distributed to individual flats?
No. Each flat has its own supply contract and meter, so rooftop generation cannot be shared out between them. The system feeds the common-area meter; the benefit appears in the service charge.
How much will the service charge fall?
It depends on how large a share common-area electricity represents. In a building with a lift, booster pump and car park it is usually a meaningful part of the charge, and the system is sized to cover most of it. Exact figures require a look at the common-area bills.
Will the roof waterproofing be damaged?
Not with correct installation. Ballasted systems do not penetrate the roof at all. Where penetration is necessary, every point is separately sealed and a water test is carried out on completion. If the waterproofing is due for renewal soon, we recommend installing afterwards.
